MDI offers a true turn-key process from start to finish. It begins with an initial consultation, followed by getting pre-approved and purchasing your lot. From there, you'll meet your builder and select a house plan, then sign a design agreement (which includes a deposit covering design and estimating — any funds left over roll into your permit costs). Next comes design selections, estimating, and an estimate presentation, followed by a building agreement and the permitting process. Once permits are secured, we move into construction and finish with handover, putting the keys in your hands.

As a true custom builder, we don't work off a flat price per square foot. Every square foot is different, and pricing reflects that. A custom home in the Knoxville area typically runs between $500,000 and $875,000 before land. Land costs add another $40,000–$250,000+ depending on lot size and location, with wooded or sloped sites and well/septic needs pushing costs higher.
